How resin anchors work, and how to install them properly
A resin anchor bonds a threaded stud or bar into a drilled hole with a two-part resin, so load transfers through adhesion along the whole embedded length instead of through expansion force pressing outwards on the hole wall. That single difference is why resin anchors work close to edges, in hollow blockwork and in weak substrates where an expansion anchor has nothing solid to bear against.
It is also why they are unforgiving. An expansion anchor fitted badly usually feels wrong as you tighten. A resin anchor set into a dusty hole feels perfect and may carry a fraction of its rated load. Most resin anchor failures are hole cleaning failures.
- Resin anchors bond, expansion anchors wedge. Bonding puts no bursting stress into the base material.
- Hole cleaning is the whole job: blow, brush, blow, with the correct steel brush and the stated number of cycles.
- Edge distance, spacing and embedment come from the anchor's own approval data, not from judgement on site.
- Cure is governed by base material temperature, not air temperature, and lengthens sharply in cold weather.

Resin anchors compared with expansion anchors
A through bolt or sleeve anchor is a one-piece expansion anchor: tightening the nut draws a cone into an expanding sleeve, which grips the hole wall. It is quick, needs no cure time and is strong in sound concrete. It also pushes outwards, so it needs adequate edge distance, will spall concrete out if set too close to a free edge, and performs poorly in hollow or weak substrates.
A resin anchor bonds instead, and the consequences are practical:
- Smaller edge and spacing distances become possible, because the installation is stress free.
- It works in hollow block and perforated brick, with a sleeve to contain the resin.
- Embedment is variable, so capacity can be raised by going deeper, not larger.
- It seals the hole against water tracking down the stud.
- Against all that: more cost, a cure period, and far greater sensitivity to workmanship.
As a rule of thumb, through bolts suit routine fixings into sound concrete away from edges, and resin suits anything loaded heavily, close to an edge, in poor substrate, or in tension.
Hole cleaning: blow, brush, blow
Drilling leaves fine dust coating the hole wall. Resin then bonds to dust rather than to concrete, and the anchor pulls out well below its rating. The sequence is:
- Blow the hole out to the base, with a hand pump or oil-free air.
- Brush with a steel brush of the correct diameter, taken right to the bottom and rotated in and out.
- Blow again to clear what the brush has released.
The details decide whether it works. Use the brush type and diameter the instructions specify: a nylon brush substituted for a steel one does not clean. Replace worn brushes, since one that no longer contacts the wall does nothing. Repeat the cycle as many times as the instructions state, and check the bottom of the hole, where dust settles. Some systems permit hollow drill bits with dust extraction to replace the cleaning cycle, but only where that anchor's approval covers it. Diamond-cored holes are a separate case: the wall is smooth, and many resins are either not approved for them or carry reduced bond values.
Edge distance, spacing and embedment
These three figures come from the manufacturer's approval data for that exact product in that base material. They are not interchangeable between brands and not a matter of judgement on site.
- Edge distance and spacing. Published performance is valid only at or above the stated minimums. Steelwork lands where it lands, and the temptation is to accept a short edge distance by eye. Change the anchor or the detail instead.
- Embedment depth. Capacity is quoted at a specified embedment. Drilling shallow because the bit bottomed out on aggregate is the everyday version of this error: the anchor looks identical from outside while carrying a fraction of the load. Mark the drill with tape and check.
- Base material. Concrete strength, cracked or uncracked condition, and masonry rather than concrete all change the permitted figures.
Cure time, cold weather and handling the resin
Two clocks run. Working time, also called gel or open time, is how long you have to inject the resin and insert the stud. Cure time is how long before it can be loaded. Both are set by base material temperature, not air temperature, and a cold slab lags well behind an improving forecast.
- As temperature falls, working time lengthens and cure time lengthens far more. A resin loadable in under an hour at 20 degrees can need several hours or overnight near freezing.
- Every resin has a minimum base material temperature, and below it you do not install. Winter grade formulations exist for cold work and have very short working times.
- Wet or flooded holes reduce bond, and some approvals require the cure time to be doubled. Check the product is approved for wet holes.
- Store cartridges in the recommended range, discard the first of each until the extrusion runs an even colour, use the correct mixing nozzle, and fill from the bottom of the hole upwards.
- Do not load, torque or hang anything on an anchor before the cure time has elapsed. It is the commonest way to lose an otherwise correct installation.
Specifying and signing off
In the UK, BS 8539:2012+A1:2021 is the code of practice for selecting and installing post-installed anchors in concrete and masonry. It sets out who does what: the designer specifies the anchor, the contractor installs it to the manufacturer's instructions, and in safety-related applications anchors are tested on site by a competent tester to a stated proof load rather than to failure.
It also makes a point worth repeating on site: swapping an anchor for a similar-looking one from another manufacturer is a change of specification, because the performance data belongs to that product and its assessment. Keep the installation instructions with the anchors, and record what went in where.
Common questions
How long does a resin anchor take to cure in cold weather?
Considerably longer than in summer, and the figure comes from the resin's own data sheet against base material temperature. A product loadable in well under an hour at 20 degrees can need several hours or an overnight wait close to freezing. Measure or estimate the temperature of the concrete rather than the air, because a slab warms slowly, and never load an anchor early to keep a programme moving.
Can a resin anchor be fitted close to an edge?
Closer than an expansion anchor, yes, because a bonded anchor exerts no outward force on the concrete and so will not spall a thin edge. It is not unlimited. Every product publishes minimum edge and spacing distances, and below those the stated capacities no longer apply. If the geometry forces you tighter than the published minimum, change the anchor or the detail.
Do I still need to brush the hole if I drilled with dust extraction?
Only if that specific anchor system is approved for it. Some manufacturers offer hollow drill bits with integrated extraction and hold approvals allowing the cleaning cycle to be reduced or omitted with their own resin. That permission is product specific and does not transfer to another brand's resin or a general workshop vacuum. If it is not covered, clean the hole with blow, brush, blow.
Resin anchor or through bolt for a base plate?
A through bolt is usually fine for a lightly loaded plate in sound, uncracked concrete with generous edge distance, and it has the advantage of being loadable immediately. Choose resin where the fixing is heavily loaded or in tension, where edge distance or spacing is tight, where the substrate is hollow, weak or cracked, or where the anchor needs to be sealed against water.
